To me keeping the 4 freedoms indivisible seems a reasonable approach for the EU to take.
It is the same approach that the EU took with Switzerland after they had their own refurendum on controlling immigration while trying to keep the other 3 freedoms. (Given the similarities between the referendum in Switzerland and the UK I am surprised that what happened for Switzerland wasn't more widely reported during our refurendum campaign.)
Splitting the 4 freedoms for the UK would create significant issues for the integrity of the EU. That should be a bigger concern to the EU as a whole than negotiating a favourable trade deal with the UK.
What issues?
And why don't these issues affect other broad trade deals such as CETA.
