They trick the buyers by taking them to see a move-in ready property they cannot afford after which they convince them that renovation is the best way.
The first words out of Johnathan's mouth are always, "We'll remove this wall."
They then pump the cost to the maximum, or nearly the maximum, budget of the buyers.
They don't put anything out to competitive bids so they get all of the money from the renovation.
They always find the hidden "OMG we didn't see that coming!" thing that eats even further into the budget or the contingency. They then call in experts of their choosing once again not putting the job out to bid.
My wife loves the program; but I find it boring and repetitive.
